VA Question

I've already been told by the lender that I need a 620 score for them to do a VA loan for us. At the time (a few months ago), I was sitting in the 520's. Well, today I purchased my TU and was elated to see a 646 staring back at me. TU has consistantly been my middle FAKO (I know, I know) score, so of course I am really starting to get serious about this being able to happen in time for the April 30 rebate deadline.   Here is my main question. Assuming that the FAKO trend holds true and TU is truly my middle score, does it matter that I still have two collections on my reports? Will they still require me to pay them off before doing business with me, regardless of the score meeting the requirement? I just sent off my final two pfd letters to these two yesterday, and still want them off, but I would rather not have to pay full price on them and have my score not get better because of it.

How long until baddies fall off? Some advice?

I was looking to get an FHA loan with my soon to be wife and I thought we would be good to go. Our DTI is good, our middle scores were 670 and 646, no lates in 4yrs, but we were turned down due to several bad reports in 2002-03 when we lost our jobs and then went to nursing school. The LO said we needed to pay off the bad stuff before they could give us a loan. Now the LO said they sell off all their loans and out of 250 buyers only one bought FHA loans, so would it be worth it to try at another bank? How long until bad closed accounts drop off? I thought they dropped off in 7yrs. The LO said we could try a Mortgage broker but the rate would be 7% instead of 5%...thats no good :(

Mid score question?

I have been reading up quite a bit and am planning on applying for a mortgage soon - I am waiting a few weeks to apply to reflect that I have paid off all my cc's recently and hopefully a medical collection will fall off in that time that I paid through the HIPAA process.   I have read that lenders pull all 3 scores and use the middle score.  What if 2 are above 620 and one isn't?  I'm just a little nervous about my EQ score.  I know I will get quite a boost as soon as my cards post, but I can't judge how much.  I just checked TU again today and its at 609!    Thanks!
